Refinish hardwood floors (DIY basics)

Refinishing a 200 sq ft room costs $1,500+ professionally or about $300 in materials DIY. Plan for a full weekend.

What you'll need

  • Drum sander or random orbital floor sander (rent at Home Depot or local rental, ~$80/day)
  • Edge sander for corners
  • Sandpaper: 40, 80, 120 grit
  • Wood floor finish (oil-based polyurethane or water-based)
  • Applicator pad and pole
  • Painter's tape, plastic sheeting, dust mask, ear protection

Steps

  1. Clear and seal the room. Tape plastic over doorways — dust gets everywhere.
  2. Sand with 40 grit to remove the old finish. Always sand with the grain.
  3. Sand with 80, then 120 grit for a smooth surface.
  4. Vacuum and tack-cloth the entire floor. Any dust will show in the finish.
  5. Apply finish in thin coats — 2 coats for water-based, 3 for oil-based. Sand lightly with 220 between coats.
  6. Wait 24 hours before walking, 7 days before replacing furniture.

Safety

Oil-based polyurethane fumes are intense. Ventilate well and never use it near an open flame or pilot light. Water-based finishes are much safer indoors.
